How to Obtain Permanent Residency in Cyprus: A Simple Guide

Get Cyprus Permanent Residency fast! Invest €300K, enjoy lifetime benefits, and secure your future.

Cyprus offers several legal pathways for non-EU citizens to acquire permanent residency, a status that allows individuals and their dependents to live in Cyprus indefinitely. This residency does not require renewal and is also referred to as an immigration permit or unlimited residency.

There are multiple ways to qualify for permanent residency in Cyprus:

    Investment: One of the fastest ways is by investing at least €300,000 in Cyprus.

    Long-term Residency: You can also qualify if you have lived in Cyprus for at least five years with a valid temporary residence permit.

    Marriage: Marrying a Cypriot citizen qualifies you for permanent residency.

    Employment or Business: You may qualify if you have secured permanent employment in Cyprus or own a registered business.

The fastest route is through the investment program, which typically takes 2-3 months and can extend to the whole family. After holding permanent residency for eight years, you may apply for Cypriot citizenship.

Permanent Residency by Investment

Cyprus offers several investment-related residency options:
  1. Category 6.2 Fast-Track Permanent Residency: This option requires investing at least €300,000 (plus VAT) in a brand-new property such as an apartment or house. The property must be purchased from a development company.

  2. Category F Permanent Residency: For a slower-track permit, an investment of €100,000 (plus VAT) in real estate is required, as well as proof of an annual income from abroad to cover living expenses. Applicants cannot work in Cyprus with this permit.

Investing in properties ensures that your residency can be fast-tracked. However, for those who don't wish to invest in real estate, other investment options are available, such as company shares or commercial real estate.

Residency with the Right to Work

This type of residency applies to individuals owning or working for a company registered in Cyprus.

    Category C: For business owners who invest €260,000 in their company in Cyprus.

    Category E: For employees offered permanent employment in Cyprus.


Other Types of Permanent Residency in Cyprus


  • Residency After 5 Years: Non-EU citizens who have lived continuously in Cyprus for five years can apply for permanent residency.

  • Permanent Residency for EU Citizens: After five years of continuous residency, EU citizens and their family members can apply for permanent residency.

  • Residency by Marriage: Those married to a Cypriot citizen can apply for permanent residency for themselves and their children.


Requirements for Cyprus Permanent Residency by Investment

To qualify for the fast-track investment residency, applicants must meet specific criteria:

Residential Property: Purchase a new residential property worth at least €300,000 plus VAT from a Cyprus developer.

Commercial Property: Purchase commercial real estate worth €300,000.

Annual Income: Show proof of an annual income of €50,000 from abroad, with additional income required for dependents.

Family Members

The residency permit extends to the spouse and children under 18 years old. Unmarried students between 18 and 25 years old, financially dependent on their parents, may also apply. Once the children exceed 25 years of age or marry, they will need to apply for separate permits.

Other Requirements

  • A clean criminal record from your country of residence and every three years.
  • No threat to public order or safety in Cyprus.


Permanent Residency in Category F

This slower residency process requires:

  • Property Purchase: Although not mandatory, purchasing property in Cyprus is highly recommended. The property can be a resale.
  • Annual Income: Show proof of an annual income of at least €9,568 for one person and additional income for each dependent.
  • Bank Deposit: A deposit of approximately €15,000-€20,000 in a Cyprus bank is required.


Conditions and Restrictions

  • Permanent residents are not allowed to work in Cyprus, although they can own shares in a company and earn dividends.
  • Permanent residency does not grant visa-free travel within the EU, with the exception of Romania and Bulgaria.
  • Permanent residents must visit Cyprus at least once every two years.


Application Procedure

To apply for permanent residency, you will need the following documents:

  1. Passport copies
  2. Criminal record certificate
  3. Proof of income
  4. Property purchase documents (for investment programs)

The application is submitted through the Civil Registry and Migration Department in Nicosia.


Processing Time

Fast-track permanent residency through investment typically takes around two months.

The processing time for Category F cannot be estimated currently.


Cyprus Government Fees

For the fast-track residency program, the fees are as follows:

  • €500 for the main applicant and spouse
  • €70 for registration per person
